Clean windows, screens, and hardware, and replace if applicable
Examine the foundation walls for cracks and repair
Repair and stain fences as necessary
Ensure the sump pump is working properly
Clear any drainage ditches on your property
Summer
Lubricate your door hinges and windows
Replace any loose caulking around doors or windows
Check basement pipes for any condensation
Check your electrical services lines for deterioration
Inspect your shingles, chimney, eaves
Removal any plants that are overgrown or to close to your house
Lubricate the garage door tracks, springs, and rollers
Check the siding on your home for potential repairs
Inspect driveway for cracks and repair
Clean out dryer vent and exterior exhaust vents
Seal small holes that allow insects / air to escape from your home
Power wash and reseal deck / patio
Fall
Check / service the furnace
Check for drafts around all doors; seal as needed
Inspect whole-house humidifier
Store outdoor furniture and equipment before the winter
Clean your downspouts
Drain and store outdoor hoses
Clean and winterize your lawnmower
Consider putting up your holiday decorations late in the fall before the snow starts to fly
Prepare plants and garden for winter
Aerate lawn
Winter
Clean / replace furnace filter

Check your attic for any frost damage
Check interior for any condensation
Monitor home heat to prevent frozen pipes
Shut off outdoor plumbing for the season

Clear storm drain of snow, ice, debris
